Inclusions written as nouns
Primary frame, floor cassette, roof, walls, doors, windows, and connection hardware are either included, excluded, or optional. “Building” is not a line.
Scope and document review
BeamGate Sourcing is an independent sourcing partner. A skyline champion search does not make this desk a dealer. The service page answers a narrower question: which lines must appear on every factory quotation so two alternatives can be read on one basis.
Each supplier should price the same use, the same module dimensions, the same destination, and the same list of engineering documents. Freight, taxes, foundations, and installation stay on their own lines until the buyer decides they belong inside the contract.
Send Project RequirementsDo not average these columns into one number. The left column is a structural and envelope package. The right column adds site responsibilities that many factories exclude. A lower shell figure can be the larger project once local trades are counted.
| Check | Shell or kit | Installed or turnkey ask |
|---|---|---|
| Primary frame | Supplier states rigid frame or cold-formed steel and the steel grade. | Same frame note, plus who seals the foundation interface. |
| Secondary framing | Purlin and girt spacing listed, or marked excluded. | Spacing plus the cladding attachment the installer must follow. |
| Envelope | Insulated metal panel or other wall and roof build-up, with thermal transmittance left blank if unknown. | Same build-up, plus openings, flashings, and a fire-resistance rating only if a tested assembly is quoted. |
| Engineering file | Drawings and calculations named for the quoted system, not a generic brochure. | Those documents plus the permit set the jurisdiction actually accepts. |
| Money line | Ex-works or a named delivery point. Installation is outside. | Separate lines for freight, crane, foundation, utilities, and commissioning. |

Foundations, stairs, canopies, HVAC, electrical rough-in, plumbing, permits, and site civil work need an owner. If the supplier is silent, the desk marks the cell open rather than assuming it is free.
Ask which welding procedure, which coating specification, and which ISO 9001 or IAS AC472 statement, if any, applies to the plant and the system being priced. A certificate number without that link stays unverified.
Currency, per-unit or whole-order reading, requested delivery window, and partial-shipment rules sit under the technical table. A buyer preference for high-end, mid-range, budget, or undecided does not rank the factory.
Ocean or inland freight, duties, sales tax, crane time, and offloading can exceed the factory unit. Keep them visible. A quotation that folds one of them in cannot be subtracted from a quotation that leaves it out.
If wind speed or ground snow load changes after the first issue, the supplier should state the change path and whether the frame, purlin, or girt is affected. The desk does not approve that change.
Module width, height, and weight decide whether a volumetric module can reach the site. A panelized kit may clear the road and still add site labor and weather exposure. Record the limit in the brief.
AISC 360 and AWS D1.1 are documents to request for steel and welds when they apply. Naming them here does not mean the quoted plant holds a current program or that the project is approved.
Start from the inquiry options if the format is still open, then send the requirement with the column you want priced.
Send use, loads, quantity, destination, and the shell or wider package you want compared. The desk coordinates questions. It does not award the contract or certify the building.
